What Assisted Living Actually Costs in 2026

The national median assisted-living bill is $5,419 a month in 2026 - memory care runs about $1,270 more, and the fee list in the contract is where budgets break.

The facts

  • 01National medians (CareScout 2025 Cost of Care Survey, published March 2026): assisted living $5,419/mo; memory care $6,690/mo; non-medical home care $35/hr (about $6,670/mo at a 44-hour week).
  • 02Assisted living is priced as base rent + a care tier: the median starting price of a one-bedroom apartment runs $900-$1,200/mo above a studio, and two-bedroom units carry a substantially larger premium.
  • 03Second-person and care-level add-ons (medication management, incontinence supplies, transportation, extra ADL help) are billed separately - ask what the base rate EXCLUDES before you tour, because that list is where budgets break.
  • 04Home care vs assisted living crossover: below roughly 40 hours a week of paid care, home care is usually cheaper; at or above it, the monthly totals converge and the calculus shifts.
  • 05VA benefits can fund part of the bill: Aid & Attendance pension tiers (about $2,358/mo veteran-alone maximum in 2026) and, for service-connected veterans, SMC - see the Aid & Attendance article in this KB.
