Veteran Property Tax Exemption — New York

New York's veteran property-tax exemptions are local-option — your municipality must offer them — and a new dedicated exemption for permanently and totally disabled veterans takes effect for rolls based on taxable status dates on or after October 1, 2026.

The rules in New York

Who qualifies

Alternative Veterans Exemption (RPTL 458): wartime veterans — 15% of assessed value, plus 10% for combat service, plus half the service-connected disability percentage, subject to local dollar caps. New RPTL 458-a(11) exemption: veterans the VA deems permanently and totally disabled from service (L.2025 ch.672, effective for rolls on/after Oct 1, 2026)

Benefit

Alternative Veterans: percentage-based exemption with local caps. The new P&T exemption: a dedicated exemption for 100% P&T veterans under the 2025 legislation

How to apply

File Form RP-458-a with your municipal assessor for the alternative veterans exemption; ORPTS was still posting the new P&T exemption's application — watch tax.ny.gov

Watch out

Local-option means some municipalities don't offer these; you re-file if you move or your rating changes; most communities set a March 1 (taxable status date) filing deadline

Every one of these programs hinges on a VA service-connected rating. If you have not filed a claim, that is the starting point — a free, VA-accredited VSO (DAV, American Legion, VFW) will file it for you at no cost. A higher rating unlocks not just property-tax relief but healthcare, income benefits, and — for business owners — SDVOSB contracting eligibility.
